  • General

    • What is ViewPoint.ca?

ViewPoint is a real estate brokerage and technology company combined. It is the comprehensive source of information on Nova Scotia properties and listings. ViewPoint improves the way properties are bought and sold by providing consumers and professionals with easy access to useful information and tools.

    • Where does the name ViewPoint come from?

As you may have seen from looking at our map, we have licensed, brought together and made easily available a wide range of relevant and useful information, imagery and tools.

Most of this information is not proprietary and is available as piece-parts from other sites and sources; however, for the first time it is integrated and easily accessible from one convenient viewpoint.

    • How do I use ViewPoint to find a property?

Using intelligent software, we've overlaid Google Maps with detailed information on every single property in HRM, including assessment values, property lines and MLS® information.

    • How long has ViewPoint been around?

We started developing the software and getting access to data in 2009. We introduced the site in January 2010.

    • How does ViewPoint make money?

ViewPoint earns revenue through its brokerage ViewPoint Realty and through website advertising.

    • Does ViewPoint have its own streetview car?

Yes.We've outfitted a 2010 Kia Soul with a special 12 Megapixel six-lens camera and mass storage system which is on the ground capturing 360 degree photos of every publicly visible property and street in HRM.

If you are wondering why we would invest in capturing the imagery ourselves when Google has already done this with their Street View system, there are a few reasons. First, we love Google, but they don't publish the dates the photos were taken. Second, Google did not cover all streets and finally, since Google doesn't commit to updating the imagery, we wanted to have our own collection system on the ground locally so we could do seasonal shoots and also to update areas of new construction, etc.

    • Does ViewPoint have a mobile app?

We are actively working on one. Our site is responsive and will fit on any size screen, however it is not optimized for every device.

    • What areas does ViewPoint currently serve?

Currently, ViewPoint operates in the province of Nova Scotia, Canada. We are looking into expanding into the rest of Canada, but there has been opposition.

    • Is there another service like yours in other parts of Canada?

No. We are actively trying to get into other provinces.

    • How do I send ViewPoint feedback?

There are a couple ways to get in touch with us. You can click the Contact link on the bottom of our site or you can click Feedback in the Navigation Bar on the top of the map. We welcome all feedback, positive or negative.

    • Can ViewPoint Realty show me any listed property?

Yes. ViewPoint Realty is a licensed brokerage. Our agents can arrange an in-person viewing of any listed property.

    • Why are you providing free, self-service access to all this valuable information?

All brokerages do - they just use people to get, copy and deliver it to you, where we think a secure self-service website is a better approach for you and us. The information we provide is important to consumers shopping for a new home, and we believe that if you like our approach to providing information, you'll choose ViewPoint Realty to assist you in buying or selling your next home.

    • How do I book a showing?

Booking a showing has never been easier. Click the Book Showing button on the Overview tab on the left side. This tool is reserved for the exclusive use of clients intending to use ViewPoint Realty or a ViewPoint Partner as their brokerage. If you already use or are planning to use an agent from a brokerage other than ViewPoint or a ViewPoint Partner to help you purchase a property, you should arrange all showings through them. Even though there's no cost to you either way, using a ViewPoint or ViewPoint Partner agent allows us to keep the site free.

  • Map

    • Why is my PID or property not showing?

In Nova Scotia, each property is uniquely identified by an official property ID (PID). This PID is used by many systems, including the provincial property land registration system and the MLS® system. When a real estate agent adds a listing to the MLS® system they are suppose to use the PID of the property as the MLS number. In most cases, the listing brokerage entered the wrong PID. To accurately map listings, we use the PID, not the address, so when the wrong PID is entered, the listing does not show on the map, although the listing will be returned in search results for the general area where the property is located.

Once the agent updates the MLS® system with the correct PID, ViewPoint will pick up the change and show it as for sale on the map. It may take up to 24 hours before the property is marked blue for sale on our map.

    • Where do the property parcel information come from?

The property parcel information displayed on the ViewPoint.ca website is provided to us by Geomatics Nova Scotia. We do not create or alter the data. Information regarding this website and the data it displays can be found here.

We receive an update of land records once a month. If changes are made to the provincial records, we will receive and display the updated information within 30 days.

    • Why isn't the map loading?

Most times, it is browser-related. Clear the cache in your browser, close the it out and open it up again. If it doesn’t work, contact us and we’ll troubleshoot the issue with you.

    • How do I see foreclosure properties?

To see a list of foreclosure properties, click the link in the Search bar on the map. It says List of Foreclosures. All properties will be plotted on the map.

    • What are those blue circles at the high zoom levels?

The blue circles are clusters of all the properties within a certain radius. The farther out you go, the denser the properties become, resulting in less blue circles. The number inside the circles indicate how many properties are in the radius.

    • How does the measuring tool work?

Click start, then a single click at the beginning and end of each line. Double click when lines(s) are complete. Clear to remove the lines.

    • How do I save a search?

The "Saved Search" tool allows users to set search criteria and then save that search for running again later. Each user can have up to 50 saved searches. Additionally, users can set some or all of their saved searches to instantly notify them if a new property matches their search. The trick to only getting information about certain areas is in how you set the initial search.

Go to the map and make sure you are logged in.

Pan and zoom the map so that the area you are interested in is visible in your map window. The area searched is going to be whatever is in your map window so be sure to zoom in close to exclude as many nearby properties as possible.

Click on the "Search” tab in the upper left side of the map.

Set the criteria such as price range or number of rooms. If you want to find all listings that are in the area make the price range wide, like $50,000 to $1,000,000. This will make sure any new listings are picked up by the search.

Click "Search" to run the search.

At the top of the displayed results are the "Save this Search" and “Send this Search” options. A pop up text field will appear for you to give the search a name. You can name it anything, but something memorable will make it easier to find if you have more than one saved search later on. You can set your notifications here.

You now have save this search and can run it again any time from the "Saved Searches" tab on the right side of the map. If you would like to receive an instant notification if a new property goes for sale in this area, there is one last step. Click on the "Dashboard" link in the menu bar at the top of any page. On your dashboard there is list of your "Saved Searches". Check "Notify Instantly" beside the new search you just created.

When we say instantly, we mean it. When a new listing is added by an agent it goes into the Nova Scotia Association of Realtors (NSAR) MLS system. It will not be visible to the general public on mls.ca or realtor.ca website until the following morning. With ViewPoint's Instant Notify, you will be notified of new listings and price changes within a minute or two of the listing being entered. This means you'll find out about it the day before most others.

    • Why are some properties purple?

Purple indicates a property that has both for sale and sold listings, such as a condo building.

    • How does the click count feature work?

    • Can I search for houses for rent?

      This option is currently unavailable.

    • How do you find a street?

Use the search bar at the top of the map or on the front page of the site. You can enter a street, area, neighborhood, city, PID or MLS number. It's very smart. For a street, just enter the street name and area (i.e. Center St, Bedford) or the full address.

    • Can I set a search to only find yesterday's listings?

Yes. Go to the Search tab in the sidebar and set your search to be within a day underneath the Any Date selector.

    • What does each pin colour represent?

Blue pins indicate a brand new MLS® listing just listed today, red pins indicate a property that’s been sold today and green pins indicate a property with a new price.

You’ll also notice sign icons on the map. These show ViewPoint Realty listings, for sale and sold.
